Requiring the ability and willingness to guide a homeowner through the subdivision entitlement process, this project involved a single family residence, with the homeowner wishing to subdivide an existing lot, creating a two-lot minor subdivision.

Being an in-fill project located in the sensitive Lafayette area of Contra Costa County, 17 Benthill Court had more than its fair share of challenges. Due to the nature and shape of the lot the resulting lots would not conform to the county zoning requirements, triggering the need for a variance approval. Special exhibits accompanied with narrative reports were successful in obtaining a variance approval with supporting findings, definitely not a trivial feat, given today's difficult and unpredictable entitlement process. Additionally, there were geotechnical as well as environmental issues that needed to be addressed because the lot was located on a relatively steep hillside.

Milani and Associates served as the developer's representative throughout the entitlement process, and coordinated all processing and permitting with the Contra Costa County planning and engineering staff.

In spite of all the existing constraints involved with the site, Milani and Associates successfully processed and delivered the client with an approved tentative map. Upon approval of the tentative map, Milani also assisted the client in satisfying the conditions of approval and coordinated the filing of the final map, resulting in a fully marketable lot.
