In 2003, The City of Brentwood undertook a capital improvement project (CIP) with the intent of constructing and installing approximately two miles of public street and utility main extensions to facilitate the development of a new Elementary School.
The challenge was to meet a school opening date of August 2005 and secure street Right of Way dedications through two large property holdings, which were at the same time processing a residential entitlement request for 311 single family residences.
Braddock & Logan/Lennar were the principal developers working in association with the City of Brentwood and Milani & Associates, which served as the prime consultant directing a team of sub-consultants comprised of a landscape architect, a trench consultant, and a traffic engineering consultant.
Milani & Associates was selected primarily as a result of their successful past projects completed within the City of Brentwood -- all of which were completed on schedule and on budget -- a testament to Milani's ability to meet the challenges of this fast paced project. Once selected, Milani was able to accomplish not only the construction of the necessary public street improvements for the school opening, but also in obtaining approvals for the 311 residential lots which required four different subdivision permit agreements.
The project commenced with a Vesting Tentative Map submittal in December 2003 with the goal of having approved construction documents and groundbreaking commencing in June 2004. With Milani's help, the project met its opening date goal in August 2005.
