Good Planning must take into account many variables, some of which can be politically, environmentally and socially sensitive, and must also address topographic and geographic constraints. Milani's planning services evaluate all potential development options and the implications of all final project conditions of approval are fully understood from both a processing standpoint and economic impacts.

  • The complete review of a property's General Plan designation, zoning and development feasibility
  • Constraints mapping (both political and physical)
  • Review of property preliminary title reports and encumbrances of record (which may result in development constraints)
  • The preparation of a composite planning base map depicting all known physical, geographical, topographical and political constraints (typically prepared in a digital format for easy sharing and transporting).

Utilizing digital photography (color and black & white) and Power Point, for professional looking presentation, Milani's planning services also include formal presentations to Planning Commissions, City Councils and City Board of Supervisors. And Milani's use of latest CAD applications simplifies and expedites the preparation of special cross sections and exhibits typically requested by Agency review staff.
